The funnel begins with the buyer's decision
Buying a home is not an instant action. People compare location, layout, price, amenities, payment options and confidence before speaking with an advisor. The funnel organizes that journey and preserves context when they are ready to talk.
Define the promoted project, what the visitor knows, the next action and who receives the contact. Every ad, result, QR code or post should lead to a page that fulfills the promise that created the visit.
The landing page should answer questions before requesting data
Explain the proposition, location, access, floor plans, areas, visual evidence, a price range or transparent request mechanism and relevant conditions. One primary CTA reduces ambiguity; a lower-commitment alternative can support someone still comparing.
Forms and WhatsApp work better after visitors understand what they are requesting. Sending them to a generic homepage makes them search again and breaks campaign continuity.
The form should make the conversation easier
Ask only for what the next decision needs: name, contact method, project, goal, approximate timing and service preference. Explain what happens next, which fields are required and how the information will be handled.
Do not request sensitive financial data through a general form. If later prequalification needs it, use a separate, secure and justified process.
| Stage | Need | Asset or channel | Useful data | Next action |
|---|---|---|---|---|
| Discovery | Decide whether the project may fit | Search, ad or post | Source and entry content | Visit the relevant page |
| Evaluation | Compare location and product | Development landing page | Project and floor plan viewed | Request information |
| Contact | Resolve a specific question | Form or WhatsApp | Identity, interest and permission | Create record and assign advisor |
| Qualification | Confirm need and timing | Conversation and CRM | Goal and purchase horizon | Prepare visit or proposal |
| Decision | Reduce uncertainty | Visit, documents and quote | Objections and reviewed terms | Agree on the next step |
| Follow-up | Maintain continuity | CRM, phone, email or WhatsApp | Status, owner and date | Close, nurture or disqualify |
WhatsApp should preserve context
A button removes steps, but it does not create a sales process. The opening message should identify the page, development and action that produced the contact. The visitor avoids repeating information and the team can respond with the relevant property sheet, availability or schedule.
Set service hours, response expectations and permission for later communications. A WhatsApp click is a micro-action; it becomes a lead only when an identifiable conversation or request exists.
The CRM turns contacts into follow-up
When forms arrive by email, messages remain on a phone and visits live in another spreadsheet, the journey cannot be reconstructed. A simple pipeline may include new, contacted, qualified, visit scheduled, proposal sent, decision and closed; each change should represent an observable event.
Metanoia's approach to landing pages and funnels connects the offer, page and lead capture. Tools matter, but so do operating rules: one record, an owner, next task, source, project and qualification criteria.
Measure progress, not only volume
- People who view, start and successfully submit the form.
- Contact clicks with their source page and campaign.
- Contacted and qualified leads.
- Scheduled and completed visits.
- Proposals delivered and outcomes by development.
- Time from registration to first response.
