Plan costs and timing
Budget for design, permitting, materials, utilities, civil works and contingency from the beginning.
Evaluate the corridor through operations as well as location
Map routes for materials, staff, customers and waste. Record times, restrictions, turns, slopes and conflict points. Then verify power, water, telecommunications, security and expansion capacity with each provider or authority. Proximity to a major road does not prove that a heavy vehicle can enter and leave safely.
Request the land use, environmental limits, civil-protection requirements and site conditions applying to the specific activity. Separate existing infrastructure from promised extensions and assign cost and time. Before purchase, simulate a complete operating day and document dependencies on third parties; those dependencies belong in the financial case.
