Timing matters as much as price
More buyers now compare not only how much a property costs, but when it is signed, when documents are delivered and when the deed process can move forward.
That information helps plan down payment, financing, moving or construction start.
Minimum timeline
- Reservation and offer validity.
- Contract or purchase promise date.
- File delivery and document review.
- Scheduled payments, possession and path to deed.
How to compare options
A cheaper but uncertain option can become more expensive if it delays construction or financing. Request a written timeline and compare it together with location, services and commercial terms.
Request a document route with responsible parties
Ask for a sequence that separates reservation, contract, file preparation, appraisal when applicable, notarial signing, taxes and fees, and public-record registration. For each stage, note who supplies information, what depends on the buyer and which dates are estimates. A deed is not completed at the time of the first payment. Timing varies with the property, purchase method, documentation and authorities involved; do not treat a commercial date as an automatic guarantee.
Identify dependencies before committing your schedule
Ask whether the lot or home is individually recorded, whether liens exist and whether subdivisions, condominium documents, releases or payments remain outstanding. Confirm that the file is ready for notarial review. With financing, add approval, appraisal and lender conditions. Match these dependencies to moving, construction or possession dates. Do not schedule irreversible expenses from a verbal promise alone; request written updates whenever a milestone changes.
Compare certainty as well as speed
A useful table includes price, payments, the document supporting each payment, possession date, deed stage, pending items and responsible person. An option with a longer timeline may be clearer than one offering a short date without a complete file. Ask the selected notary what is required for the particular case and keep all receipts. This guide is not legal or tax advice; it is a framework for questions and for distinguishing contract, possession and public registration.
Turn the promised closing time into a verifiable sequence
Request a timeline with responsible parties. Separate file assembly, appraisal, certificates, contract review, signing, tax payment and registration. Ask which step depends on the seller, buyer, bank, notary and registry. A total duration without these dependencies gives no way to identify where the process stopped.
Define which document closes each stage and what happens if a lien, cadastral difference or expired record appears. Keep submission dates and receipts. Add margin when the move, another sale or released funds depend on closing. A deed process should not rely on one date that assumes nobody will request a correction.
