Define likely changes instead of a home for everything
A flexible home starts with specific scenarios: working from home, household growth or contraction, care needs, accessibility and temporary rental. Rank what is likely and over what period. Then identify spaces that can change function without losing daylight, ventilation, privacy or storage. An empty room is not automatically flexible; its proportions, access and services must support more than one reasonable use.
Review structure and services before moving walls
Ask which walls are structural, where water, drainage, power and ventilation run, and what extensions the lot or rules permit. Grouping wet areas, keeping circulation clear and allowing capacity in panels or service boxes may support later changes, but every project needs design and approvals. Do not rely on growth promises unsupported by drawings. A future extension also requires budget, construction access and a way to proceed without making the entire home unusable.
Measure flexibility during the visit
Test furniture and movement at scale, and review doors, turning space, storage and noise separation. Ask whether a bedroom can operate as a study, whether the ground floor can support accessible rest and whether the patio will still ventilate the home after an extension. Compare adaptation costs instead of floor area alone. The strongest option serves current needs and leaves feasible changes without charging today for undefined space that compromises comfort or maintenance. Record the test.
