Closing the year with order
Year-end often activates wealth decisions, bonuses, savings or family changes. To buy well, prepare the file before the opportunity appears.
Seasonal urgency can lead to poor comparison.
Useful preparation
- Define investment range and payment method.
- Update personal documents and proof of income.
- Prequalify credit if applicable.
- Schedule visits with clear comparison criteria.
Better decision
Arriving prepared lets you negotiate clearly and avoid improvised reservations. The goal is not to buy fast, but to buy well.
Turn a desired date into a realistic calendar
If you want to decide before year-end, work backward from the intended signing or payment date. Allow time to compare, visit, request documents, review financing and correct information. Notaries, appraisers, lenders and registries follow their own timelines; a sales promotion does not automatically shorten them.
Set an internal deadline before holidays or administrative closures. If the file is not ready by then, retain the option to continue later. A calendar date should organize the process, not justify skipping controls.

Closing budget, not only purchase price
Separate the money for the property from amounts needed for appraisal, formalization, applicable taxes or fees, moving, connections and initial repairs. Request written estimates and mark which are final, which depend on transaction value and which require professional confirmation.
- Keep a reserve outside the down payment and expected expenses.
- Compare financing by upfront cash, monthly payment and total paid.
- Confirm discount validity and the conditions for retaining it.
- Avoid committing variable income before it is received.

Close pending items with owners and evidence
Use a simple table listing each document, responsible person, request date, receipt date and notes. Include identity, property data, registry records, agreement, receipts and handover conditions. The purpose is not to collect files but to trace the support for every material fact.
Before payment, perform a final check of names, amounts, accounts, dates and exhibits. If a material item remains open, document how and when it will be resolved or postpone the step. Reaching December with a method offers more protection than chasing a symbolic closing date.
Separate the tax date from the operating date
Ask the bank, notary, seller and registry for final intake days and realistic processing times. Holidays, expired appraisals and pending certificates can move signing. List every document with its validity and owner. Do not schedule moving or release funds until you know which act legally confirms the transaction.
If closing moves into another year, ask tax and notarial professionals which calculations or records change. Do not rush review to preserve a promotion. Put the price, incentives and validity in writing. A sales date can be renegotiated. An error in identity, property or payment takes longer to correct.
