More traffic does not automatically mean more opportunities
An article may receive impressions, clicks and reads without producing a commercial conversation. Another guide with fewer visits may attract people comparing properties, requesting availability or scheduling a visit.
Evaluation should follow visibility, entry, consumption, intent, request, qualification and outcome. Search Console explains discovery; analytics records interactions; the CRM confirms whether a real opportunity existed.
Define an opportunity before building the report
Separate a micro-action, generated lead, qualified lead, opportunity and outcome. A CTA or WhatsApp click indicates intent, but does not confirm that someone submitted data, received attention or met commercial criteria.
- Micro-action: CTA, form start or exit toward contact.
- Lead: a received request with usable information.
- Qualified: matches area, budget, timing or property criteria.
- Opportunity: follow-up exists and a next action is agreed.
- Outcome: a confirmed visit, reservation, contract or close.
Measure discovery, intent and lead generation
Search Console provides impressions, clicks, CTR, queries and position. GA4 records events; generate_lead should fire when the defined request completes successfully, not when a form appears or a button is pressed.
Preserve the slug, category, CTA and property of interest without sending personal information as analytics parameters. form_start, a contact click, generated lead, qualification and conversion are distinct stages.
| Stage | Primary signal | Tool | What it supports | What it does not prove |
|---|---|---|---|---|
| Visibility | Impressions, queries and position | Search Console | Content appears for a demand | That the user visited or submitted data |
| Attraction | Clicks and CTR | Search Console | The result earned a visit | That the visit had commercial intent |
| Consumption | Sessions and interaction | GA4 | The audience used the page | That a lead exists |
| Intent | CTA, form or contact click | GA4 | The user moved toward contact | That contact was completed |
| Lead | generate_lead or equivalent record | GA4 and CRM | A defined request was received | That it is sufficiently qualified |
| Quality | Qualified lead and open opportunity | CRM | A contact has commercial potential | That the transaction will close |
| Outcome | Visit, reservation, contract or close | CRM | Verifiable impact exists | That one article deserves all credit |
Connect the article with the CRM
Digital measurement ends where much real estate work begins: messages, calls, visits and follow-up. Preserve the landing page, source, campaign, requested property, date, status, rejection reason, next action and commercial outcome.
An SEO analytics workspace such as SEO Actions can monitor performance and content opportunities. Understanding lead quality and closed outcomes still requires web analytics and CRM data to be integrated or reconciled.
Avoid giving all credit to the last click
Someone may discover CIRSA through a guide, return through a branded search, review projects and make contact days later. Document the attribution model and apply it consistently. A WhatsApp click indicates intent, but does not confirm a message, submitted information or qualification.
The report should show boundaries: impressions are not visits; visits are not leads; leads are not opportunities; and an opportunity does not guarantee a sale.
Turn the report into decisions
- High visibility and low CTR: review the title, description and query fit.
- Strong traffic and little intent: review the CTA and offer relationship.
- Many micro-actions and few leads: audit the form and follow-up.
- Poor-fit leads: adjust the topic, promise and criteria.
- Few but high-quality leads: protect and expand the content.
- Confirmed opportunities: document the pattern and create related pieces.
Connect every article to an observable decision
Define what the reader should be able to do: understand an area, download requirements, compare models or schedule a visit. Measure arrival, depth, useful click, valid form and later progress. Tag campaign and source page without storing unnecessary data. Visits alone do not show whether the content resolved the right question.
Review monthly which queries produce conversations, appointments and transactions, along with those attracting the wrong audience. Speak with sales staff to find objections and missing answers. Update the article and retain the date. Content works when it improves decisions and reduces repeated questions, even when the sale happens later.
